So You’re Thinking of Selling Your Home…

Selling your house is not something you do everyday. The large amount of money and complicated procedures involved can be intimidating. Most homeowners have as many questions as there are pieces in a jigsaw puzzle.

Successful home sales come from sorting things out and fitting the  jigsaw pieces together. Before you take the final step of listing your home for sale, you should review and understand the selling process. In our experience, the questions answered in this booklet are the ones most people ask before selling their homes.

Sorting out the Selling Jigsaw Puzzle

The Six Phases of the Selling Process

ONE: Choose the Right Real Estate Representation.
The most important first step in the Selling process is successfully choosing the right Real Estate representation, the Real Estate Company and the REALTOR®.  The Real Estate Company should be LOCAL and affiliated to the National Association of REALTORS® (NAR) and the Multiple Listing Service (MLS). The Real Estate Agent or Broker representing the Real Estate Company should be experienced, have a proven record of successfully selling home in your area with an extensive support team and be active in your community.

TWO Select the Listing Price…
that accurately reflects the current market conditions. Your price has to please three people, YOU, the BUYER and the APPRAISER.  If priced correctly you will receive the Highest Price, on the Most Favorable Terms, in the Shortest Time with the Least Inconvenience to you.

THREE: Preparing your home For Sale, ‘Sales Appeal’.
Do you know which home improvements add to the price which cost you the least, and which do not? Freshness, neatness, and good working order are the keys to ‘Sales Appeal’. You want your home to be in ‘Move In’ condition.  When you list with The Village REALTORS®, we will provide you with our courtesy Home Preparation Guide, “Preparing Your Home For Sale”.  If you choose we will refer you to a professional Home Staging Consultant.

FOUR:  Marketing, Where Do Buyers come from?
And how does The Village REALTORS® find the right Buyer for your home?  This is where we shine! We will provide you with our Proven, Professional, Area Specific Customized Marketing Plan.  A generic plan developed by some New York executive for “McFranchise, Real Estate Company” is not the best plan for your home in your Neighborhood.

FIVE:  Contract Negotiations:  A little Horse Trading!
Negotiating your home price and the terms of sale is like walking a tightrope between the Highest Price the buyer will pay and the Lowest Price you will accept.  It takes patience, psychology, flexibility, and knowledge.  Your REALTOR® is trained to keep the dialogue going until you reach a meeting of the minds. After all, you want to Sell and the buyer want to Buy!

SIX: Escrow typically takes from 30 to 90 days.
Remember, patience is a virtue!  During this time, we will be busy ironing out problems, speeding up the loan process, arranging further inspections, overseeing document preparation and coordinating appointments. When you sell your home, we will give you our courtesy Escrow Guide, “So Now Your Home Is In Escrow” that will take much of the mystery out of the escrow process.

Targeting the Three “Must Ask” Questions for A Successful Home Sale!

SELLING YOUR HOME is not something that most of us do everyday. The large amount of money and the complicated procedures involved can be somewhat intimidating. It is our goal in this presentation to simplify the process.

The Listing Presentation Booklet will provide you the basic answers to the THREE Most Important Questions a Seller should ask when deciding to Sell their home or property. AT OUR INTERVIEW we will go into more detailed and comprehensive examination of these questions and answers.

Q: What are the qualifications of the Real Estate Company & REALTOR® wishing to represent my family in the sale of my home or property and how do I choose who will be the most successful in representing my BEST interests?

Q: How do I select the RIGHT asking price for my home. Remember, that your price has to please three people; YOU, the BUYER and the APPRAISER?

Q: How do Buyers FIND the home they purchase? More accurately how will The Village REALTORS® expose my home to the Highest number of potential qualified BUYERS so that I will receive the HIGHEST Price, on the MOST favorable terms, and in the SHORTEST amount of time?
